What we examine

Six areas, each with what was checked and what was not.

Desktop research only. Everything comes from sources you can open yourself, and every gap is written down rather than smoothed over. The structure below is the same for each property; the depth depends on what the public record actually allows.

01

Listing and price history

What the public listing record shows about asking price, changes over time, days listed and any withdrawn or relisted periods.

  • Asking price trail
  • Listing status changes
  • Photos and stated condition
02

Public records and gaps

Available public-record references are cited with the access date. Where a record is missing, restricted or unreadable, the report says so instead of filling the space.

  • County and municipal portals
  • Parcel and permit references
  • Explicit gaps register
03

Comparable-sale screening

A short screening list of nearby sale candidates, with the reasons each one may or may not be comparable — not an adjusted valuation.

  • Distance and date filters
  • Size and unit-count checks
  • Comparability notes
04

Rent and expense scenarios

Scenario ranges built from stated inputs, shown with the assumption behind each number so you can see what drives the difference.

  • Stated rent inputs
  • Expense categories
  • Range, not a point forecast
05

Sensitivities

Which single inputs move a scenario the most, and how much. Useful for deciding what to verify first with someone local.

  • Vacancy and rent sensitivity
  • Expense sensitivity
  • Break-even framing
06

Questions for local professionals

An open list of items to confirm with an inspector, contractor, property manager or attorney — written as questions, not conclusions.

  • Condition and systems
  • Local rent reality checks
  • Title, zoning and legal items

Not included

No sourcing, listing, marketing or representation of property. No negotiation, no inspection, no appraisal, no title certification and no guaranteed returns. Figures are scenarios, not predictions, and local verification remains your step.

Evidence hierarchy

Facts are cited. Assumptions are labelled.

Each report separates what a document says from what we had to assume. Missing or conflicting inputs are flagged in the open-gaps register, not quietly resolved.

Treated as fact

Only what a source states

  • What the source document states directly, quoted and linked.
  • Public listing text, asking prices and dated status changes.
  • Parcel, permit and municipal references where the portal allows access.
  • HUD area benchmarks, used only as area context.
Treated as assumption

Everything else, visibly

  • Any rent figure not documented as achieved income.
  • Repair, turnover and management costs modelled from stated inputs.
  • Comparable selection and any adjustment reasoning.
  • Anything you or a third party tell us that we cannot verify.

Portals we access may serve cached pages, so every source carries an access date. HUD area benchmarks are used as area context only — they are not an address-level rent forecast. Where a source conflicts with another, both are shown and the conflict is named.

How it works

A short written process, agreed before payment.

No calls are required at any stage. Scope, final total and timeline are confirmed in writing first, so you know exactly what you are buying.

01

You send the address and questions

A customer-selected property address, the questions you want answered, and any documents you already hold.

02

We agree feasibility, scope, total and timeline

Confirmed in writing before any work or payment: what will be checked, what will not, the final total and when you receive it.

03

You approve the payment arrangement

Payment details are agreed in the written quote. No card details are collected on this site.

04

You receive the report and source register

A written PDF with the agreed sections, a register of sources with access dates, and the open-gaps list.

Samples

Two public-source screening examples.

These are research examples, not listings and not valuations. Both have a full report page showing how asking prices, stated rents and conflicting inputs are recorded, along with the source register and the checks that remain open.

10728 Gooding Ave

Cleveland, OH 44108

Screening sample

Public-source screening sample | 20 Oct 2026 | Not a valuation

Learning points

  • Historical asking rent is not achieved income.
  • Reconcile conflicting asking prices across listing sources before relying on either.
  • Permit and condition references may be incomplete for older stock.

Example of report structure only. No income, expense or return figure shown here is a claim about this property.

10617 Bryant Ave

Cleveland, OH 44108

Screening sample

Public-source screening sample | 20 Oct 2026 | Not a valuation

Learning points

  • Two listing records can disagree on asking price; both are kept and dated.
  • Stated rent describes an asking position, not collected rent.
  • Comparable screening explains inclusions and exclusions, without adjusting to a value.

Example of report structure only. No income, expense or return figure shown here is a claim about this property.

Both samples were reviewed on 20 October 2026. They are research documents, not downloads, and no figure in them is a claim about achievable performance. The checking logic behind them is written up in the methodology note.

Questions

What this service is, and what it is not.

If something is not answered here, ask in the email brief. We would rather decline an assignment than describe work we cannot support with sources.

Is this an appraisal or a valuation?

No. This is desktop research and document review. It is not an appraisal, valuation, brokerage service, title certification or inspection, and it does not produce a certified value opinion.

Who supplies the address?

You do. We research the property you choose. We do not source, list, market or represent properties, and we do not approach sellers or agents on your behalf.

What does the written process actually cover?

Feasibility, scope, deliverables, the final total and the delivery date are agreed in writing before payment. Anything outside that agreed scope is a separate conversation.

What happens when a source is missing?

It is disclosed in the gaps register before you pay, and again in the report. We do not substitute an estimate for a record and present it as fact.

Are the rent and expense figures guaranteed?

No. Scenarios are illustrations of the inputs and assumptions shown, not guarantees of income, occupancy, expenses or returns. Actual results will differ.

How long does a report take?

The timeline is confirmed per assignment in the written quote. We do not promise a fixed turnaround before reviewing the address and the questions.

Do you cover markets outside Cleveland?

The pilot covers Cleveland and Cuyahoga County. Other markets are subject to a feasibility check on available public sources before anything is agreed.

Request

Email your property brief.

A short email is enough to start. You will get a written reply on feasibility, scope and the final total before anything is payable.

Email your property brief

This opens a draft in your own email app. Nothing is submitted through this page and no data is stored.

Email your property brief
contact@lumenat.io

Plain address, if your email app does not open. This link does not confirm a submission.

How enquiry emails are handled is described in the privacy policy.

A useful brief includes

  1. Property address, including unit number if there is one.
  2. Property type and number of units.
  3. Where you are in the process: browsing, under contract, or already owned.
  4. The two or three questions you most want answered.
  5. Any decision date or deadline you are working to.
  6. Sources you have already reviewed, so we do not duplicate them.

Do not send payment details, identification documents or anything confidential in a first email. Scope and payment arrangements are agreed separately in writing.
